When you purchase property in Ontario, you are required to pay land transfer tax (LTT) to the province on the date of closing of the purchase transaction. If the property is located in the City of Toronto, you are required to pay municipal LTT and an administration fee of $75 in addition to provincial LTT.

LTT is generally based on the purchase price but in some situations can also be based on the amount of mortgage/debt being assumed, or the fair market value of the land. If you are a first‑time home buyer, you may be eligible for a refund of all or part of the provincial and municipal LTT up to a maximum of $4,000 for each.
